Before a property changes hands, you need to know the title is clear. Our title searches review the public land records, and our examinations identify anything that could affect ownership or a lender’s interest.
A search gathers the records; an examination interprets them. We review what the search finds, identify the requirements that must be satisfied before closing and issue the title commitment used by the buyer, seller and lender.
When the examination turns up an issue, such as an undischarged mortgage, an outstanding lien or a gap in the chain of title, we work with the parties, lenders and attorneys involved to clear it so the closing can move forward.
