A title company confirms that a property’s title is clear, issues title insurance, holds funds in escrow and conducts the closing, making sure documents are signed, funds are disbursed and the deed and mortgage are recorded.
Title insurance protects against covered losses from title defects that were not discovered before closing, such as forged documents, undisclosed heirs or errors in the public records. The premium is paid once, at closing. More about title insurance.
Most lenders require a lender’s policy. An owner’s policy is optional, but it protects your own investment against covered title defects for as long as you own the property. More about title insurance.
A lender’s policy protects the lender’s interest up to the loan amount. An owner’s policy protects you, the owner, generally up to the purchase price, for as long as you or your heirs own the property.
Escrow means a neutral third party holds funds and documents until the conditions of the transaction are met. At closing, we disburse funds to the seller, lenders, agents and others according to the settlement statement. More about escrow services.
